12 Week Service Request

Napolitano Homes offers a home warranty through 2-10 Home Buyers Warranty, one of the strongest national warranty companies. After closing, we supply our buyers with a 12 Week Service request form and a Year-End Inspection form, as the first year of warranted items are covered by us, the builder

At 12 weeks, a new home has cycled through at least one season which has allowed the home to move and settle. If there are any items that require repair that are covered under warranty, this is a home owner’s first opportunity to get these action items completed. We will also repair any wall dings and scratches that occur during moving at this time!

Your Orientation Packet will contain several very important forms. Watch this video to see what they are and what you’ll need to fill out on each.Ā 

Purpose of the Orientation

There are SO many things to learn about your home and how it operates. Water, gas, and electric are all turned on, and your site builder will spend time with you to teach how everything works.

Quality Control Inspection

Prior to closing, Napolitano Homes owners walk through the home and scrutinize it with a fine-tooth comb. Any discrepancies are noted and fixed immediately.

Scheduling the Orientation

The Closing Date is scheduled when cabinets and countertops are installed. That is the last piece of the puzzle to make sure we meet a specific day that you close on your brand new home!

Inspections

To put you at ease, every phase of construction is inspected by the city in addition to what we’re looking at daily. There are 23 inspections that occur!

The Framing Conference

The foundation of your home is complete, the framed walls and roof are up, and now is the time to look at the house’s “skeleton” before the drywall is installed.

The Pre Construction Conference

This is the first opportunity in the home building process to meet with your site builder and construction personnel who are in charge of building your home. Your selections have been made, and now is the time to double-check paperwork to ensure a smooth transition from empty homesite to dream home.Ā

Watching Your Home Getting Built and General Rules to Follow

Watching an empty homesite transform into your dream home is one of the most exciting things you can witness! We know that you will want to see updates almost every day. That said, construction sites are dangerous places so PLEASE do not enter your home while it is being built. We organize several times during each phase of construction to view your home, so there will be plenty of opportunities to view it as it goes up.

The Framing Conference

Napolitano Homes has been offering a quarterly Home Buyer Seminar for over 30 years. We are one of the only new homes builders in the Hampton Roads area that conducts these seminars! Led by John Napolitano, it is an amazing opportunity for new home buyers and prospects alike to learn about our building process, get to know an owner and the builders, meet neighbors in all of our communities, and ask questions about our homes and our company.

At Napolitano Homes, we want you to know that we are here for you long after you close on your new home. Your home has been constructed using natural materials, and we realize that in some cases the materials used in your home may not perform as intended. When this does occur, we will make any necessary corrections as are required.

In support of this commitment, Napolitano Homes provides you with a warranty through 2-10. This program provides you with a written warranty as well as, provides a 10 year structural coverage for major defects should they occur. This insurance will convey with the home should you decide to sell at a future date. 2-10 provides you with a one-year materials and workmanship warranty, 2-year major systems and 10-year structural warranty. Please read the insurance coverage information thoroughly, as it will outline specific warranty guidelines for your home.

How the Warranty Reviews Work

Warranty Service Requests must be submitted in writing to be processed. We cannot schedule warranty requests from your telephone call or from a personal visit to our construction office. Our Warranty program consist of two mile stones during the first year warranty period, beginning the day of closing, or possession, whichever occurs first. The first mile stone is the 12 Week Review and the second is the 11-Month Review. The process is explained below:

12-WEEK REVIEW

This is an adequate amount of time for what is known as the ā€œBreak in Periodā€. During this interval, you should become familiar with your new home. In your Orientation packet you were provided a form to use to submit your 12 Week Review, should you have any items. Upon receipt of your written 12 Week Review form, we will contact you to schedule and address items submitted. Appointments are scheduled as an AM time slot (8am – 12 Noon time span) or PM time slot (12 Noon – 4pm time span). Please keep this in mind when scheduling, as we cannot pinpoint exact times for contractors. If you are unable to attend the scheduled appointment, please try to notify us 48 hours in advance so we may reschedule. Please note any items not listed or submitted on the 12-Week list will need to be addressed at the 11-Month review, unless classified as an emergency or impede the living conditions of the home.

11-MONTH REVIEW

At the BEGINNING of your 11th month of your materials and workmanship warranty, should you have any items, you will need to submit a ā€œyear-endā€ written report and submit via mail, fax or email. Your 11-Month review and repairs must be completed before your warranty expiration date! So please notate your warranty expiration date.

KITCHEN APPLIANCE WARRANTIES

The manufacturer of your kitchen appliances will work directly with you if any repairs are needed. GEĀ® Customer Service can be contacted at 1-800-848-7620 or at geappliances.com or Sears/Kenmore at (888) 507-9312. Be prepared to provide the model and serial number of the item and the closing date on your home. Appliance warranties are generally for one year; you refer to the literature provided by the manufacturer for complete information. This is why the 11-Month review is so important because we want to help you take care of any issues before the warranty is up. Once the warranty period has expired, the vendor has the right to be reimbursed for services rendered.

NON-WARRANTY ITEMS:

Your Homeowner’s Warranty specifically applies to items constructed on your property by your builder. Certain items and conditions do not fall under the full term and conditions of your home warranty. For instance; trees, shrubbery, landscaping, seeding and grading are items where approval is certified at the time of final inspection (unless noted otherwise on your Orientation form). We are not responsible for the results of acts of God such as wind damage, rain or storm erosion causing gullies or washouts that may alter the landscaped surface. In addition, any home issues that arise post the result of a hurricane, tropical storm, tornado, high winds, or other extreme weather events are non-warranted and should be reported to your home owner’s insurance for follow up. Concrete is a non-warranted item. Concrete products normally have some cracking and shrinkage. Minor cracking is normal. Cracking can be caused by elements outside the contractor’s control. Additionally, there are other areas not covered by your warranty. Please consult your 2-10 Home Buyers Warranty booklet for specific “exclusions”.

Giorgio C. Valentini

Marketing Director

Giorgio is a veteran of the advertising industry with nearly two decades of strategic marketing experience. His background includes working with various organizations in the Hampton Roads area such as manufacturing, military and financial. Giorgio is in charge of the company’s branding, advertising, website and social media. He is a graduate of Virginia Wesleyan University with a degree in Mass Communications specializing in market research and advertising. Giorgio is also a self-taught graphic designer and web developer.

Tommy Hicks

Project Manager

Tommy has been a member of the Napolitano Homes team since 1983. Starting out as a Community Helper, generating the punch out lists, he worked his way up in the company to Site Builder and is now in charge of overseeing the building of all new homes in Napolitano Communities. When Tommy is not supporting his son with travel baseball, he enjoys fishing and drag racing.

Craig Poppen

Chief Financial Officer

Craig joined the Company in 2006. Craig spent much of his earlier career in public accounting. A native of Iowa and a graduate of the University of Northern Iowa, he moved to Hampton Roads from Iowa in 1986. He has served on many community organizations boards of directors, most recently as the President of Virginia Beach Vision. Craig is responsible for all financial functions of the Company along with managing the relationships with various lending institutions.

John Napolitano

Sr. Vice President

John has been with Napolitano Homes since 1983 and handles land acquisition and development for the company. He also oversees the home construction in our communities along with our home warranty department. John served as president of the Tidewater Builders Association in 2003 and was the 2015 president of the Home Builders Association of Virginia. That same year, Governor Terry McAuliffe appointed John as a member of the Virginia Housing Advisory Board. The Virginia Beach City Council appointed John to the Chesapeake Bay Preservation Board from 1998- 2002. An avid golfer, John served as Chairman of the Board for First Tee of Hampton Roads YMCA from 2008-2009.

A Virginia Beach life-long resident, John is a graduate of First Colonial High School and graduated from Lynchburg College and the Builder InstituteĀ of the Home Builders Association of Virginia.

Fred Napolitano II

Sr. Vice President

Fred joined Vince at Napolitano Homes in 1981. Like his brother, Fred was President of TBA in 1997 and sits as a Life Director of National Association of Home Builders. He is the past President of the Virginia Aquarium and Marine Science Center Foundation. He also serves on both the Hampton Roads Regional Chamber and The Virginia Beach Chamber of Commerce Boards. Fred selects and purchases all of the products, manufacturers and vendors used to construct our homes. He is responsible for our automated systems and internal operations.

Vincent Napolitano

President

Upon graduating from Virginia Tech in 1977, Vince started Napolitano Homes in 1977 along with his father, Fred Napolitano Sr. His involvement in the homebuilding industry includes serving as president of both the Tidewater Builders Association and the Home Builders Association of Virginia, as well as continuing to serve on the National Association of Home Builders Board of Directors. His commitment to the entire Hampton Roads community is displayed by his service on numerous civic, charitable, and professional boards of directors, as well as past leadership positions as Rector of Eastern Virginia Medical School and President of St. Mary’s Home for Disabled Children. Vince is personally involved with the design of every home we build along with the sales and marketing of our homes and neighborhoods.
